Holding deposit – 1 weeks rent. This is to reserve the property. *Please note this will be withheld if any relevant person/s (including any guarantor(s)) withdraw from the tenancy, fail a right-to-rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement within 14 calendar days (or ‘deadline for the agreement’ as mutually agreed in writing).

Security deposit- 4-5 weeks rent. This covers damage or defaults on the part of the tenant during the tenancy. *Or commence contract for the zero deposit option.

Unpaid Rent – Interest at 3% above the bank of England base rate, when failure to make a payment of rent in full before the period of 14 days beginning with the date (“the due date”) on which the payment is required to be made as stated in the tenancy agreement.

Lost Keys – Tenants are liable to the actual cost of replacing any lost key(s) or other security devices. If the loss results in locks needing to be changed the cost of a locksmith, new lock and replacement keys for the tenant, landlord and any other person(s) requiring keys will be charged to the tenant.  If extra cost incurred there will be a charge of £15 per hour for the time taken to replace lost keys or other security devices.

Variation to Contract- Tenants request- £50 per agreed variation to cover the cost associated with taking the landlords instructions as well as the preparation and execution of new legal document.

Change of sharer – Tenants request – £50 per replacement tenant or any reasonable cost incurred if higher, to cover the cost associated with taking the landlord’s instruction, new referencing and right to rent checks, deposit as well as preparation and execution of new legal document.

Early termination – Tenants request – Should the tenant wish to leave their contract early, the shall be liable to the landlords cost re-letting the property as well as all the rent due under the tenancy until the start date of the replacement tenancy. These cost will be no more than the max amount of rent outstanding.

Replacing/ renewing mattress topper and protector if not left by you- £40

Bedroom furnishings – Tenants request – Price on request.

Renewing/ replacing items lost/damaged from inventory or removal of items left behind. Cost of item + up to £35 delivery/removal of item(s).

Please note: we reserve the right to increase your monthly room rental on an annual basis. This is to cover inflation and increased cost of utilities. We will not raise your room rental by more than 5% on any annual review (max of 6%).
