How it works
Renting your property to Cosy Accommodation is the simplest, most stress-free way to rent out your property. We guarantee your rent, month in, month out. There are no fees for you to pay, you don’t need to be concerned with change of tenancies, void periods, evictions and small maintenance issues, we take on all the responsibility of managing your property. This means that you get to keep more of the income generated from your property, without all of the leg work.
The process is simple, we rent your property on a long term basis, preferably 3 – 5 years, we then act as the managing agent and provide accommodation to professionals, contractors and tourists who need some short term accommodation, or those looking to relocate to the area on a longer term basis.
The property is inspected and cleaned frequently and we ensure the property is kept to a high standard, you can rely on us to look after your investment.
You can simply relax, and enjoy the benefits of being a property investor whilst we do all the hard work for you.
Don’t just take our word for it
After having some difficult tenants not paying their rent I had to endure a long court battle to have them evicted from our property I was seriously considering selling up and getting out of the industry. I came across Cosy Accommodation at a network event and it seemed too good to be true. However, after looking into their offering I figured I had nothing to lose, they surly couldn’t be as bad as our previous tenants.
The process was simple, we signed some paperwork and handed the keys over. The rent has been paid on time, every time. I requested to have some images of the current condition of the property, 6 months into the agreement and I was amazed to see how well it was kept. I have no doubts in my mind that my property is in safe hands.
Since Cosy Accommodation took over my property, I’ve been able to relax more and enjoy my retirement.
I relocated to Lancaster so decided to let out my property, I had a lettings agent manage it for a while, I had a very long void which I thought was odd seeing as the property was in a desirable area.I lost a lot of income and was footing the mortgage out of my own pocket. I decided to visit the property to find it in disrepair, the letting agents had let me down and didn’t live up to expectations.
I was introduced to Cosy Accommodation through a friend and they have looked after my property since, I haven’t had to worry about any void periods, the property is in amazing shape, and I am able to pay my mortgage without contributing towards it myself, in fact I am actually better off since a lot of the maintenance is covered by Cosy Accommodation.
I can’t recommend them enough, it was so simple to get involved and the team have been excellent.
Due to changes to legislation it started to become harder and harder for us to justify being a landlord. The changes to section 24, for example, was going to cause us to lose money on our investment properties. There was no way we could survive once the changes are fully in force.
After meeting Jamie from Cosy Accommodation, he explained how working with them meant that the property would be categorised as a holiday let, which meant that we would be exempt from section 24 as it doesn’t apply to holiday lets. We have gone from panicking about how we were going to cope with the burden to actually being more profitable, which is unbelievable to be honest.
We handed our portfolio over to Cosy Accommodation and haven’t looked back since.
So what are the benefits
What we do with the properties
There’s a few different things we do with properties, it all depends on the property type, it’s size and location.
Provide short term accommodation – As mentioned through out the website, we supply short term accommodation to clients who need a place to stay for a little while. The type of property we’re looking for here would be modern and well decorated. If required, we would furnish the property to make it feel warm and cosy. Between guests, the property gets cleaned and inspected so the property is very well looked after.
House share for professionals/students – If we take on a property with the intention of using it a house share then sometimes we need to make a few changes, like having fire doors installed for example, don’t worry, this would be at our cost and at the end of the term the property would be returned to you in the same condition as we received it. In some cases, we would decorate the place to make it stand out from the crowd. We get the property regularly cleaned and inspected just like our short term accommodation units.
Helping charities with their accommodation needs – We believe in giving back to our community and we’re very proud to say that through what we do, we’ve been able to give back to our community by helping reduce the homelessness rate. We work closely with charities by providing their clients with temporary accommodation whilst they’re getting a more permanent base organised. We fully control the process and check in to inspect the property frequently. Knowing that we’re helping families stay in a more homely place as opposed to bed and breakfasts is extremely rewarding.
Would you prefer for us to manage your property instead?
We know that some landlords want to stay involved, so rather than leasing their property to us they allow us to manage it for them instead. We can manage HMO’s and Serviced Accommodation units for you if you’d prefer. The only issue with this is you would lose the benefits that comes with the fully leased option. Such as fees, void periods variable rental income etc.
